I can't wait to share this tour with you today!

This cottage is located in historic Abingdon, VA, a quaint town offering historic sites, festivals, arts and culture, great music, the home of the world famous Barter Theatre, antique shops, and more outdoor adventure than you could shake a stick at.

The heavily wooded lot is over an acre with frontage on Holston Lake.  This cottage, currently being used as a vacation home,  has 1 bedroom, 1 bathroom and 1,582 square feet of living space.  Though small, it is full of charm, with extra sleeping areas tucked here and there.  (Small, that is, as a full-time residence for a family with children.)

Let's start the tour with the gorgeous water front view.



To the left of the cottage is an open porch and to the right is a very large attached screened in porch.
When I first found this property I thought it was little nondescript, but just wait!





Well hello charming!



This lakeside cottage is so warm and inviting with an exposed beam ceiling, wood flooring and brick fireplace.  The antiques, quilts and handcrafted items add even more character and charm.






The ladder to the right of the fireplace leads to a sleeping loft for children.







The right side of the room includes an armoire and single bed dressed with comfy bedding for guests to snuggle in for the night.

The cabinets are from an old drugstore, galvanized tubs at the sink and there is a large pantry for extra storage.

A sleeping porch; this area offers another place to sleep or just a relaxing afternoon nap.








This sweet cottage is available through Sotheby's for $295,000.

  3. I guess someone that's used to something massive might consider this small, but it's not small at all to me. And it's way beyond livable for everyday, not just as a vacation home. I love it!

    1. I love it too! It's small with regards to being a primary residence for a family with children due to only one bedroom and one bath.
